What Actually Moves Your Price
Two four-bedroom houses ten minutes apart in Katy can price out completely differently once you look at what’s really involved. Before Kellan puts a number in writing, here’s what he’s weighing:
- How much is actually in the house — a household that’s been in the same Firethorne place for twelve years fills a truck differently than a young couple’s first apartment near La Centerra.
- Access at both ends — stairs, a long carry from the driveway to the door, and gate time. A crew heading into Cinco Ranch, Cross Creek Ranch, Elyson, or Firethorne needs a move-in reservation and a certificate of insurance on file before the gatehouse lets the truck through, and we build that into the schedule instead of losing twenty minutes at the gate.
- Packing — full-service, a partial pack of just the kitchen and closets, or you box it yourself and we load and drive.
- Distance — a move that stays inside Katy prices differently than one headed out to Fulshear, Richmond, Rosenberg, Cypress, Sugar Land, Brookshire, Pattison, Waller, or Simonton.

Fuel and standard equipment — dollies, furniture pads, shrink wrap, floor runners — ride along in the rate instead of showing up as separate charges later.

Every job carries a two-hour minimum. Past that, we round down to the nearest quarter hour instead of up — if Marcus’s crew wraps a job at three hours and ten minutes, that’s what lands on the invoice, not a fourth hour nobody used.
Flat-Rate Pricing for Full-Home Moves
If you’d rather have one number than watch a clock, we quote flat rate on full-household moves once Kellan has walked the property in person or over video. That number is binding once it’s written down — it doesn’t move because the job ran long or a sectional turned out heavier than it looked.

For anything heading outside our regular radius — Austin, San Antonio, Dallas, or further — pricing shifts from hourly to a binding estimate built around weight and the actual inventory. Kellan still needs eyes on your belongings before that number is final, either in person or over video, but once it’s written down, it’s what you pay, not a starting bid that grows somewhere on I-10.
